The Betriebskostenabrechnung for 2023 needs to be billed by end of 2024. I don’t think this is valid document, I would go to Mieterschutzbund and let them cross check.

The biggest chuck of this claim is your share of heating costs. You need to check if your meter runs correctly, if you have extremely power-hungry appliances in your apartment, or if you are just a wasteful consumer in general.
