    So two houses sold on the same street this year for €470k and €520k. The one that went for 520k is quite big (158 sq m) and in good condition.

    This place doesn’t look like it’d likely command a bigger price, and the mortgage repayments on a 420k loan come in at under €2,000 a month.

    In a normal rental market, you’d be lucky to get a rent equal to your mortgage repayments. The idea that you’d get twice it is just mental.

  2. Outside wall left unpainted says a lot. I remember going to see a place, it was fairly small but needed to be painted badly and there was just a lot of loose shelves and fittings. Didn’t look like anything major and probably a day or two job for a handyman to fix everything. 

    I asked the estate agent could that be done? Estate agent said truthfully the landlord doesn’t want to do anything to the place. Said that if he agreed to do viewings that is him saying the place is ready to move into. It wasn’t cheap but just felt like so shit that for 100 euro worth of paint, maybe 300-400 euro for a handyman for the day. It would represent a less than a week’s worth of rent to make someone feel good about moving into the place.
