I lived in an apartment complex there some time ago, that was in a more ‘affordable’ area in the city. AKA not many people wanted to live there.
My rent was $775 in 2015/2016 when I left.
The rent today is $1850 for the same apartment.
So it’s now roughly 2.4 times more expensive. In the span of 8-9 years.
The Ontario and BC housing ‘virus’ has spread to every corner of the country.

I have lived in the same building in the HRM for 10 years. My rent is under 950 for a 1 bedroom. In 2021 available units on my floor were going for 1100 and 1300 respectively (the 1300 had new hvac equipment for cooling). Units now are going for 1825/1850 for a 1 bedroom. So renters like me who have been situated for years still have low rent more typical to pre 2020, but new tenants are expected to pay almost twice as much. So when the average rent is like 1300, it’s because of long term tenants like myself making the numbers look more reasonable – people moving around or entering the rental market are absolutely being hosed.
Imported a huge amount of population from Ontario, brought along Ontario politics and investment capital.
Gentrified your born and raised population out of their own homes.
The sprawl of HRM continues as people look for places to afford within 100km of the city. A lot of people bought regular houses between 100-400k years ago and can afford to live on 75k or less income (which wasn’t all that unusual just a few years ago) but now its really pushing it to live in the HRM region on that amount. Not blaming Ontarians, but the people in GTA for example who are selling suburban houses at $1m+ and moving to maritime cities have no issue outbidding locals.
Why?
I live in Vancouver. I know how it feels. My one-bed, one living room apartment costs me $2600/month. No utilities included. I know that pain very well. But what can we do about it?
