High rises aren’t really livable, single family homes aren’t enough. I hope mid rises can happen.

Nobody wants to live in an apartment. The ones that do are doing so because there aren’t enough single family homes that are available for a reasonable price. In Canada less than 1% of our land mass is taken up by urban areas. Every Canadian who wants a single family home could have one and we probably wouldn’t hit 2% of the land for urban uses. This is not Europe, we have lots of land available.

  3. Hopefully we get single egress apartments up to 5-6 storeys across the country.

They’re so much more livable (like having units wrap around with windows on multiple sides) and could be built in many areas and plots of land.

6 Story buildings with commercial on the ground floor seems like the perfect middle ground of density to me. European style, most cities are not all 80 story towers but middle density and making the ground floors all commercial makes those communities walkable which is really the ultimate goal.
