“Rents in Canada are increasing at their slowest pace in nearly three years, largely the result of foreign student enrolments dropping by roughly a half from their record highs, with the impact felt most in B.C. and Ontario,” said Shaun Hildebrand, president of Urbanation.”

Odd–I was told supply and demand was not a thing.

Who would have thought that reducing the surge in rental demand, leading to more available units and higher vacancy rates (even as overall demand grows, but more slowly), combined with increased housing supply (just look at all the condos being completed in Toronto), would actually lessen competition for rentals and slow rent increases, or even cause them to drop?

And I thought it was corporate greed driving the rent increases. /s

  3. Need to slow that growth more.

Put further caps and restrictions. On international EVERYTHING.

Just imagine what might happen to housing prices if immigration ground to a halt as well

  5. The changes in foriegn students isn’t that massive, it takes time for changes of enrollment to really course through the rental market.

I would love to see a study done on students being forced to live together to make costs. Like 5 to a one bedroom apartment.

Also if you look at the prices listed in the article it paints a stark image of price gouging in rental markets. 15-25% increase since a year or two before is nuts.

    That’s massively outstripping inflation.

  6. The problem is that politicians and their funders see this as a bad thing

Article doesn’t even bother to make a coherent argument to connect rent prices to a few less international students.

Even claims ““Meanwhile, smaller, more affordable markets continue to see strong upward pressure on rents as demand shifts to less expensive parts of the country,” Hildebrand said.””

So why isn’t the reason for slowing rents that people are moving to less expensive places?

  8. Remember back in 2020 when rents were falling and we saw help wanted signs everywhere? Remember when fast food locations were offering MORE than minimum wage?

Good thing the Liberals put an end to that! It would have been a disaster for the country according to Marc Miller.

Honestly what’s the point of reading or considering the majority of what mainstream media and the government says. It’s either flat out wrong, a lie, or will be adjusted to a more truthful state in the future

Remember not long ago when we were told by the government what we were crazy and racist for thinking that bringing in millions of new people per year put pressure in our already strained housing market?

On top of suppressing wages for Canadians, the enormous expansion of the TFW and international student programs (and other immigration streams) was also a way to prop up our housing bubble and keep rents high so that landlords and property speculators could become even richer. If we significantly reigned in immigration to a stable number focusing on attracting high-skilled people (think Harper era or before), we’d be seeing wage growth for workers and more affordable housing.
